Bathrooms are the room renters most want to change and the room where changes most often cost money at move-out. Tile, grout, sealant and painted drywall in a damp room are all easy to damage and expensive to make good.
Everything below is reversible. Nothing requires a drill, an anchor or an adhesive that takes paint with it.
Ranked by impact per dollar
- Replace the shower head (~$16–$37). The single biggest improvement available. Two minutes, no tools, unscrews at move-out. See our shower head picks, and keep the original in a labeled bag.
- Over-toilet storage (~$30). Roughly doubles usable bathroom storage using the only unused space in the room. Freestanding, so no fixings. See our picks.
- A proper shower curtain (~$10–$14). A single waterproof fabric curtain instead of a decorative curtain plus a sad plastic liner changes how the room reads more than its price suggests.
- Under-sink organizers (~$20–$31). Turns a dead cupboard into real storage. Measure around the drain pipe first — see our picks.
- Over-door hooks (~$12). Two towels off the floor, no fixings, and they dry better than on a rail.
- A tension-pole corner shelf (~$30). Wedges between floor and ceiling. Uses a corner nothing else can reach.
- Peel-and-stick vinyl floor tiles (~$40 for a small bathroom). Genuinely transformative over ugly vinyl or lino. Two cautions: go over existing vinyl or sealed floors only, never bare tile grout, and ask your landlord in writing first — removal can lift the floor beneath.
- Replace the toilet seat (~$25). Two bolts, ten minutes, and it is the single most psychologically improving change in an old bathroom. Keep the original.
- A battery LED puck light or stick-on strip (~$15). Rental bathroom lighting is usually a single harsh overhead. Adhesive strips under a vanity edge, not on painted wall.
The four things to avoid
- Drilling anything into tile. A hole in tile cannot be made good — it needs the tile replaced. This is the most expensive mistake available in a bathroom.
- Adhesive hooks on textured paint or grout. They fail in humidity, and when they fail they take paint or grout with them. Smooth tile or glass only, and follow the surface guidance on the pack.
- Painting over tile or grout. Tile paint looks acceptable for a year and then chips and peels in a wet room. Removing it is worse than the original tile.
- Removing or re-doing sealant. Tempting when it looks moldy, and it is the landlord’s maintenance. Badly applied sealant lets water behind the tub, which is a serious and expensive problem to be blamed for. Report it instead.
Mold: what is yours and what is theirs
This is the most common bathroom dispute, so it is worth being precise. Surface mold on sealant and grout from everyday showering is generally a tenant cleaning matter. Mold caused by a broken extractor fan, a leak, or no ventilation at all is a landlord repair.
Protect yourself on both counts:
- Test the fan on day one. Hold a square of toilet paper to the grille — it should stick. If it does not, report it in writing immediately, with the date.
- Photograph existing mold and sealant before you unpack. Timestamped photos are the whole argument later.
- Run the fan fifteen minutes after every shower, or open a window.
- Squeegee the tiles (~$8). Thirty seconds, and it prevents most of what you would otherwise be scrubbing.
- Spread the shower curtain out rather than leaving it bunched.
The short version
- The shower head is the best $30 in any rental bathroom. Two minutes, fully reversible.
- Never drill tile. A hole in tile needs the tile replaced — the most expensive mistake here.
